Ok so Sunnyside is getting closer to delivery .
As per this post I have a rough idea where I'm going in terms of layout my question is what to use as a soil substrate especially for backfilling the rearmost area?
Couple of possible options are
JBL Aquabasics Plus
Tetra Active Substrate
Tropica Aquarium Soil
What do you use/would you reccomend?

I've used fluval stratum before. Doesn't need capping which is a bonus! Just be aware, most release ammonia at the start for a bit!

I like the Tropica Plant Growth Substrate.
Lay a 1cm layer and top with 2-5cm layer of sand (or gravel).

I only use seacham flourite now as its everlasting and its doesnt breakdown as most soil based substrates will, you should check it out.

I used Tropica Plant Growth Substrate for my Juwel Rio 240, don't ask how much this much Tropica soil cost.

That's the only problem I found with Tropica Plant Growth Substrate it does breakdown after long term use, although I never had advise effects from this happening. Tropica Plant Growth Substrate does need topping with at least twice the depth of sand (or gravel).
It does not effect the water pH like other soils do.
